Meehan Architecture, P.C. services are provided in five consecutive phases as summarized below:
Phase 1 - Pre-design Services
The architect consults with the owner to determine project requirements. He prepares schematic design studies and an estimate of probable construction costs.
Phase 2 - Design Development Phase
The architect prepares drawings and other documents to establish and describe the size and character of the project and re-evaluates the probable construction costs based on areas or volume costs.
Phase 3 - Construction Documents Phase
The architect prepares the architectural drawings and specifications for the construction of the projects which includes all the services of Phase 2. The necessary building information, proposal and contract forms are drafted for the approval by the owner.
Phase 4 - Bidding or Negotiation Phase
The architect assists the owner in obtaining construction bids (or negotiated proposals) and in preparing and awarding contracts between the owner and the general contractor.
Phase 5 - Construction Phase
The architect assists the owner in the general administration of the construction work. As the owner’s representative, he observes the work for compliance with the contract documents, checking of shop drawings, samples and issuance of certificates for payments due the contractor as the work progresses.
